Real Estate with Curtis LeBlanc
A house, a rental or a commercial building is often the biggest investment a family or business makes. Real estate law issues tend to surface at the worst time: a defect in title, a contract deadline missed, or a deed that never transferred what everyone thought it did.
Curtis advises buyers, sellers and investors on contracts, title, deeds and transfers, and coordinates with lenders, agents and title professionals so the transaction holds up.

Real Estate questions, answered.
Do I need a lawyer to buy or sell property in Florida?
Florida does not require one, but an attorney can review the contract before you are bound by it, spot title problems early and protect your deposit and deadlines.
What is the difference between a warranty deed and a quitclaim deed?
A warranty deed promises that the seller has good title and will defend it. A quitclaim deed transfers whatever interest the person has, if any, with no promises. Quitclaims are common between family members but are rarely appropriate for a sale.
Can I put my house in an LLC or a trust?
You can, but it can affect your homestead tax exemption, creditor protection, insurance and mortgage. Ask before you sign a deed.
How do I sell a house that belonged to a parent who died?
It depends on how the house was titled and whether it was homestead. Often a probate case or other court determination is needed before a title company will insure the sale.
