Common questions

Closings questions, answered.

What does title insurance protect me from?

An owner's title policy protects you against covered losses from title problems that existed before you bought, such as an unknown lien, a forged document in the chain of title or a missing heir, for as long as you or your heirs own the property, for a one-time premium.

Who chooses the closing agent?

The contract usually decides who chooses the closing agent and title insurer, and who pays for the owner's policy. That is worth checking before you sign.

What do I bring to closing?

Government photo ID, and if you owe money at closing, a wire or cashier's check as instructed. Always confirm wiring instructions by calling the office at a number you already know; wire fraud targeting closings is common.

Can I close remotely?

Often, yes. Many closings can be signed by mail or with a remote online notary, depending on the lender's rules.
